The Problem
A lot of the free scripts and letters floating around online were written before August 2024. That means before the settlement changes, before buyers signed written agreements before touring, and before sellers started asking whether they have to pay the buyer's agent at all.
So you download a "proven" expired script and it opens with a line about what the MLS pays buyer agents. You grab a FSBO script that assumes the seller doesn't understand commissions, when the seller has read the headlines. You find a texting script that would get you in trouble the first time you used it.
Old scripts sound old. Sellers hear it in the first ten seconds, and they hang up.
What You Get
The Prospecting Playbook gives you a working prospecting routine you can start this week:
- Calls that start conversations. Scripts for expired listings, FSBO sellers, cold calls, and circle prospecting. Each one opens with who you are, gives a local reason for calling, and asks a question instead of pitching.
- Answers to the pushback you actually hear. Ten objection handlers, including the commission and fee questions sellers ask since the 2024 changes.
- A way to reach people you can't call. Seven direct mail letters as an editable DOCX and in the PDF, for owners on the Do Not Call list and for following up after a call.
- Confidence you're doing it right. A compliance chapter covering Do Not Call scrubbing, calling hours, saying who you are, opt-outs, consent for texts and recorded messages, sellers who are still listed, and mail and door knocking.
- Follow-up that doesn't annoy people. Email templates for after a conversation, after a "not now," and when someone goes quiet, plus listing appointment prep.
- Proof of what's working. A 30-day tracker for dials, conversations, appointments, and follow-ups, with weekly review pages.
Everything lives in one PDF workbook, so you can keep it open on your phone while you call.
How to Use It in Your First Week
Day 1. Read the workbook's first section and the compliance chapter. Set up your internal Do Not Call list and confirm your brokerage's prospecting policy.
Day 2. Pick one lead source: expireds, FSBOs, or a neighborhood for circle prospecting. Pull your list and scrub it.
Day 3. Read your chosen scripts out loud ten times. Mark them up in your own words. Then make your first hour of calls.
Day 4. Re-check the MLS so you only mail owners who aren't currently listed, then mail the matching letter to every owner you couldn't call or didn't reach.
Day 5. Make your second hour of calls. Log everything in the tracker.
Days 6 and 7. Review the tracker. Note which script and time of day got conversations. Practice the two objection handlers you heard most.
By the end of the week you'll have a routine, a log, and real numbers to plan around.
What's Different About This Kit
It's written for the market after August 17, 2024. No line in it relies on MLS compensation offers, and no script quotes a standard commission rate, because there isn't one. Fees are negotiable, and the scripts treat them that way.
Compliance is built in, not tacked on. Every calling script assumes you've scrubbed the number, called within allowed hours, and opened with your name and brokerage. Texting guidance is limited to people who gave you written consent.
It sounds like an agent, not a call center. The scripts are short, direct, and built around questions. They're meant to be put in your own voice.
It's honest about results. You won't find made-up conversion rates or testimonials here. The tracker helps you find your own numbers, which are the only ones that matter for your business.
